WHY DO YOU NEED A FEASIBILITY STUDY? Location of facilities involves both the general area and the specific site. The location speaks volumes, a message heard years after construction is complete. The selected site has a major impact on the customer in terms of convenience, access, and the quality of the leisure environment. It also has an impact on the project's initial and life cycle costs and on the sense of place, and social fabric. A feasibility study can and should, save you from making costly mistakes before it's too late. Site selection is a complex decision often made without proper planning or sufficient information. It is generally held that the site selection process is more art than science and therefore difficult to quantify. The most important aspect of site selection is to assure that all factors that could possibly have any bearing on the decision are considered carefully. The majority of developers of clubs and spas do not utilize the technology and third party consulting available when it comes to site selection. WHEN SHOULD A FEASIBILITY STUDY BEGIN? Site issues are considered early in the capital development process and often are part of preplanning discussions with the customer. During the Feasibility Study, the site acquisition budget is developed for the Site and Design Prospectus. Team members use the informal consultations and preliminary site research to understand the costs of potential site. At this time, the team also may begin gathering preliminary data. HOW LONG DOES IT TAKE TO COMPLETE A FEASIBILITY STUDY? A typical site investigation takes nine (9) weeks; a more complex one can require much more time. Informal site investigations are encouraged prior to ordering a feasibility study. |
